Costs & Planning

A 40 × 60 plot is a question, not a floor plan.

Why the useful building area starts with more than the dimensions on a sales listing.

Separate the site from the building

A nominal 40 × 60 ft plot is approximately 12.19 × 18.29 m. That is a plot description, not a confirmed building footprint. A survey, boundaries, applicable planning controls, access and services are needed before defining the buildable area.

Give outdoor space a job

A veranda, service yard and garden edge compete for space with the rooms. Their usefulness should be tested alongside furniture, circulation and privacy. A courtyard is one option, but it must earn its place on a compact site.

Begin with a bounded study

An initial layout can identify questions and trade-offs before a full drawing package. Keep its assumptions visible. The ongoing compact-bungalow programme tests a 40 × 60 ft concept plot. Any real plot of that size still needs its own site and approvals review.

General design guidance. Site-specific technical and statutory questions require project assessment.
